Overview

The Corporate Real Estate & Security Director will help evaluate and execute global Real Estate transactions to meet business needs. This position will be responsible for developing and publishing real estate portfolio metrics and reporting, critical date tracking and follow up, ensuring quarter- and year-end requirements are complete and assisting business units and functions with Real Estate forecasting. In addition, the Corporate Real Estate & Security Director’s role is to enable and equip leaders, business partners and employees to drive performance and improvements in security risk management.  This will be accomplished by identifying, assessing, and mitigating physical security risks, building strategic partnerships throughout the organization to become a trusted resource, and proactively sharing knowledge and subject matter expertise across the company.

Responsibilities

  • Develop and execute real estate projects (acquisitions, leasing, dispositions, relocations, new construction, etc.) based on the strategic plan, portfolio reviews or on an ad hoc basis based on business needs, in conjunction with all functional areas, including Legal, Finance, Operations, Human Resources, Environmental Health & Safety, IT, Sales, Supply Chain and Engineering.
  • Direct real estate activities and monitor the performance of our external commercial broker business partner across multiple, simultaneous projects.
  • Identify the need for additional internal and external resources (design, project management, facilities management, etc.) and direct their activities with the goal of minizing cost and dependence on external resources.
  • Work with the business units to develop the annual Capital Budget and Operating Budgets.
  • Develop and publish reporting, as required, which compares Exide's global real estate portfolio to best-in-class industry benchmarks. Identify opportunities to improve Exide's real estate utilization.
  • Develop key forecast inputs (e.g., critical dates for lease expirations, commission forecasting, rent and capital requirements for budget and loan repayment processes), cost savings tracking, etc.
  • Manage the development, implementation and continuous refinement of physical (facility and property) security policies, standards, guidelines and procedures to ensure ongoing maintenance of appropriate security protocols.
  • Perform security and risk assessments of all facilities, including security equipment condition, and provide summary of needed improvements to senior management.
  • Maintain relationships with state, local, federal and international law enforcement and other public agencies, as required.
  • Advise senior leaders on pertinent issues relating to corporate real estate and security.
  • Work closely with other functional leaders and contractors regarding security issues across the Company, including global headquarters, operational facilities, and non-producing properties (NPP).
  • Conduct, supervise and prepare reports relating to internal investigations of any losses or violations of regulations, policies and procedures.
  • Develop, implement and manage security training.
  • Work with senior management on the company's Business Continuity efforts, including Crisis Management and Incident Response planning, implementation, training, and testing.
  • Oversee the provision of executive protection coverage for company owners and senior leaders on an ongoing basis.
  • Oversee security planning and coverage for major events.
  • Develop and oversee programs to address travel risk issues.
  • Work with Legal to manage and conclude sale and/or other dispositions of property in Exide’s property portfolio.   

Qualifications

Years and Type of Experience:

  • Degree in Business, Finance, Criminal Justice or Real Estate required.
  • 10+ years of extensive global Corporate Security and Real Estate experience, including Program Management experience.
  • Commercial real estate experience preferred.
  • Professional security certification preferred, e.g., Certified Protection Professional (CPP) by the American Society for Industrial Security (ASIS).

 Skills and Abilities:

  • Experience reviewing Real Estate contracts
  • Project Management experience including the ability to prioritize and manage multiple competing priorities and meet concurrent deadlines in a global environment
  • Detail oriented with strong organization skills
  • Strong negotiating, influencing, and leadership skills
  • Excellent problem-solving skills
  • Ability to work in an unstructured environment with limited management oversight, independently or within a team.
  • Comfortable dealing with all levels of management and external parties
  • Strong analytical, written, and verbal communication skills
  • Solid understanding of financial analysis including comparative lease analysis, sublease recovery analysis and lease accounting.
  • Real estate financial skills – proficiency in real estate financial analysis, discounted cash flows and analysis of real estate market data. Understanding and working knowledge of real estate investment principles. Understanding of commercial real estate financial principles 
  • Real estate management skills – involving transaction management and property management in a corporate environment (including valuation, markets, deal structuring, property management, lease administration, and principles of real estate law)
  • Significant experience with budgeting, strategic planning, project management and project financial analysis
  • Significant experience with portfolio management in a corporate environment and real estate transactions in the region
  • Significant understanding of construction related costs and the optimization of contracts and construction costs
  • Comfortable in a matrixed organization with a variety of stakeholders.
  • Self-motivated and has strong ability to take the initiative to achieve business goals.
  • Understanding of physical security issues, proper investigative methodologies and management of investigative services.
  • Security risk assessment and audit experience.
  • Strong understanding of security equipment and software as it relates to security access, cameras and alarm systems.
  • High ethical standards a must.
  • Global mindset and willingness to travel internationally required
